RLS NO. 2491, DATED JAN. 2, 1996, AND RECORDED IN PLAT BOOK 13, PAGE 83, IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF LAMAR COUNTY, GEORGIA. The description of said property as contained on said plat is hereby incorporated herein and by reference made a part hereof.  The amounts and indebtedness secured by said Security Deed has been and is hereby declared due because of default under the terms of said Security Deed and Purchase Agreement, including, without limitation, failure to repay the earnest money under the Purchase Agreement and other amounts and indebtedness when due.  The amounts and indebtedness remaining in default, this sale will be made for the purpose of paying the same, including, without limitation, all expenses of the sale, including attorneys’ fees and other payments provided for under the terms of the Security Deed and Purchase Agreement.  Said property will be sold subject to the following items which may affect the title to said property: (a) all zoning and building code ordinances, and any deficiencies with respect thereto; (b) all matters which would be shown by a current and accurate survey and inspection of the property; (c) ad valorem real property taxes for the Property for 2018 and subsequent years, which are not yet due and payable; (d) all special assessments; (e) all matters of public record, including without limitation, the real property records of Lamar County, Georgia; (f) all leases to tenant with respect to the property; and (g) all outstanding bills for utilities which constitute liens upon said property.  To the best of the knowledge and belief of the undersigned, the parties in possession of the property is 128 WGP, and the respective tenants of the property.  The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the United States Bankruptcy Code, and (2) final confirmation of the outstanding amounts due with the holder of the Security Deed. 128 WGP and its attorneys are acting as debt collectors. Any information obtained will be used for that purpose. 128 WGP, by and through Robert Harris, Esq., as attorney for 128 WGP, is the entity or individual designated who shall have full authority to negotiate, amend, and modify all terms of the security deed and the related indebtedness and amounts due.  Note, however, that such entity or individual is not required by law to negotiate, amend, or modify such terms or amounts due. 128 West Gate Plaza, LLC, as attorney-in-fact for Richard W.
