Under and by virtue of the Power of Sale contained in a Security Deed given by Luther Vernon Sykes to United Bank, dated December 3, 2002, and recorded in Deed Book 398, Page 40, Lamar County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded June 9, 2014 in Book 847, Page 213 in the amount of Forty Thousand Two Hundred Fifty and 00/100 ($40,250.00) Lamar County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Fifty-Four Thousand Three Hundred and 0/100 dollars ($54,300.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Lamar County, Georgia, within the legal hours of sale on September 4, 2018, the following described property: All that tract or parcel of land lying and being in Land Lot 12 of the 7th Land District of Lamar County, Georgia and being known as Lot 3 of Section 3 of Chandell Estates as shown on a plat of survey entitled Chandell Estates , which plat is recorded in Plat Book 6 page 208, Clerk’s Office, Superior Court, Lamar County, Georgia and the South one-half of Lot 2 of Chandell Estates which is more particularly described as follows: Beginning at the southwest corner of Lot 2 of Section 3 of Chandell Estates as shown on the above captioned plat; thence North 0 degrees 25 minutes West degrees along the west boundary of said Lot 2, 100 feet to a point; thence in an easterly direction on a line parallel to the south boundary line of Lot 1 Section 3 Chandell Estates 410 feet to a point lying on the west right of way of Rogers Circle; thence south along said right of way 100 feet to the southeast corner of Lot 2 Section 3 Chandell Estates; thence westerly along the south boundary line of said Lot 2 to the point of beginning.
